I'm am doing a straight up refinance to get out of the HML and into a lower %.HML amount to payoff $56,500.00.Getting appraisal Friday, but hoping for minimum of $125,000.00, being conservative and hoping for better (my real estate agent thinks $135,000.00 but I think that's being ambitious.)I don't think I will really know the LTV till the appraisal is done but assuming the appraisal is $125,000.00 I should have 45% equity into the property, as there will be no cash out, and the new loan will simply cover the HML loan at $56,500.00, plus closing costs $1350. 

I raced up there at 10pm on a Friday to find it 70 deg, and her standing there in shorts and tank top in February!

Calls the drywall guy on friday afternoon and says he is on schedule , the electrician and plumber are done and he can come this weekend .

They want the venue friday evening to set up and prepare, then have the wedding on Sat, and then come back and clean up the next day in order to receive their deposit.Again, I want to thank everyone for their suggestions and input!

Short-sale approval obtained a while back... it's Friday, closing is Monday.Purchaser had something come up and now wants to buy a different property and have his "friend" slip in and close on the deal.
