It appears to me that Robert is mixing up things here for us.First we are lead to believe that the 230K and the 176K were for the same property.Jon suggested a way for him to get a good figure out of the 230K realtor, but then we find out that his emails were sent to the realtor that gave him the 176K BPO And it was for a different property than the 230K BPO. reread what he saidYeah I didn`t really like that agent anyway.It took her between 2 and 3 weeks just to get me the CMA I needed and I lost 2 other potential properties while I waited for her.This email wasn`t in regards to the $230k property,this was for a different CMA I needed done,this agent was the one that gave me the $176k ARV on the other property.Here`s what my reply was to her.The 1st reply she sent didn`t bother me,but the second reply was unprofessional and uncalled forMixing things up like this will cause us to give you information that does not help you at all.

@Joshua Hilliard in rereading your posts it sounds like you have two problems (an underperforming RothIRA and a multifamily you want to buy) that you're trying to solve with one solution (rolling the Roth into an SDIRA and using those funds for the multifamily).
