My new tenants ( younger ) were happy with clean carpet / curtains and drapery rods ( instead of verticals/mini blinds ) and decent paint.I still need to put a new wall heater in a few months ( another post talking about this ).So, I was able to avoid some remodeling costs this time around.I think is is partially due to providing a "reasonable" rent for the area and the lack of 3br 1bath small houses (so there was less competition) as opposed to apartment living.Thanks to all,, Rich C :)

Please be prepared to spend a little (padding, insulation, etc) to keep any good downstairs tenants from fighting with upstairs tenants over squeaks and overhead noise.Don't let foot fall noise blind side you.

Although this is not technically legal, the police know the whole city does this and they turn a blind eye to it.I never cared that my tenant did this, since she has been doing it for years and always pays the rent on time.She recently alerted me of a problem.

i guess i'm one of the blind sheep that follows the pack...i agree permits are a pain and a ridiculous fee that the government mandates...however, they do serve a purpose...i didn't see if you specified who ran the sewer line..my understanding was the seller himself did it...that's a different story than having a licensed plumber do it on a weekend and not pulling the permit (not advocating this approach either, just separating possibilities).
