Market forces are pushing and pulling but not a source of anything breaking.

They’ve dealt with complaints ranging from loud neighbors and strange odors to parking disputes and even tenants throwing eggs at cars.Another major consideration—especially in my local market—is that quality triplex and quadplex opportunities are rare.

Also, has anyone had more success with inbound marketing—using PPC, PPL, or other methods?

At that point in time the market was still hot for properties at my price point in my buy box.

Look at their marketing strategy.

For me, it has to be a data-driven decision: what is your current NOI, what would be if you replaced the boiler, how much will it cost, and how long will it take to get your money back...If the area and marketing don't warrant central air, I would NOT do conensors right away and just focus on the forced air.

@Mark Towey I don't "farm" areas personally, it doesn't really fit the niche I'm personally going after, but what I have heard from some major agents in my market lately is that farming is not near as productive as it used to.
