There's more risk with buying out of state since you can't check on the property and you have to find a trusted team.I invest in the Bay Area (pre-2013) and did a renovation, was on site at least once a week.

I'm based in the North Bay Area California. 

I currently own a 3Bed / 3Bath duet style home in the Bay Area.

Interested in investing in Duplexes or BRRRR around the Bay Area and larger Nor Cal area. 

But the house is only 10 years old, it's huge, it's in a decent area that's still being developed (Eastern East SF Bay Area), and it has the potential to earn us some money.Does the earning potential of the house make up for the headaches of renting in CA and having to pay a boatload of taxes on the equity when we eventually do sell?

But if we have to invest around 500k SF in Milwaukee, the dilemma is that that's the starting condo 2/1 price too in bay area ; also in Hawaii I could have cash-flowing 2/1 STR.In summary the dilemma right now is:1. if we continue invest in highest CF in OOS, the replacement cost is 3 times the FMV.
