I own a multi-family unit near Mid-Town and had some challenges early on with tenants but in the last 2 years I have adjusted my process with each room being rented on average 8 months per person; along with only marginal changes for utilities and fixed internet and cable cost no matter how much they use those services.With rents rising at the pace they are now and consistent low inventory this will be more of an option for qualified renters in the future.

They operate in the 60-80% Op Ex range and you have to flip the bill for everything (cable, internet, landscaping, utilities, etc.)

Also because oftentimes a coax cable removal/reinstall is necessary in addition to a power reboot to troubleshoot, and I'm not sure there will ever be a IoT device to do that!

Based on your story, I would work with her.She seems to understand the impact of an eviction.If she can't come up with the $500, I would take a partial payment for whatever she has in her bank account.The eviction will cost you more than the $500.Hell, sometimes I feel compelled to review their finances with them and see where they can cut expenses, just so I can get my rent easier.I have had tenants who shouldn't be subscribing to cable or direcTV or full blown cell phone plans.

Using a ideas similar to this can help stack the odds in your favor to be in the right place at the right time. as some examples, I have created a number of rental packages such as fully included (cable, hydro, furnished etc) where I total all the bills based on the high-cost season and add $100 to each bill and total it all into the base rent.
