It's 30 minutes outside of Chicago, so the rental rates are pretty solid....until you remember that it's still under Cook county's property taxes. 

Be careful of too many cooks in the kitchen.

Chicago and Cook county have different rules than the rest of the state.

Overall, I'm a bit hesitant purchasing in Cook County and would appreciate any insight.

I think @Ethan Cooke has the best idea for you.

I've lived my whole life here (in Dupage, Cook, Will and Kane counties).

But instead, they act like they have a pot of gold they need to hoard from everyone else, which has allowed the Zillows to thrive IMO.

I think multifamily is one of the best vehicles for passive income, tax benefits and growing wealth, but my why was to create a lifestyle that supported my business.A strong why will counteract any bumps in the road, in my case, some pretty big pot holes.  

And if you’re short on time like I am, I recommend the Audible version to listen to when you’re doing relatively mindless tasks like getting ready in the mornings, driving, cooking, etc.

I have a Tenant that appears to be cooking large amounts of food on a propane burner in large stock pots and selling it.
