I am going to be setting aside a comfortable amount of money into a dedicated bank account for my parents to purchase their "forever" home in Richmond, VA at Christmas this year. 

Winter months are difficult especially around Christmas/ New Year.

I'm south almost to Portland, but have been looking near your neck of the woods as we explore Camano and surrounding areas to book a vacation rental large enough for an extended family Christmas getaway.  

I actually went to a party years ago where my friend, who was renting, stuck a Christmas tree up the fireplace and set it on fire...the party was a lot of fun but I don't need that craziness going on in my rental... 

Ask them if you can buy noise cancelling headphones or something the child needs for Christmas?

I'll fix it up over Christmas and hopefully be ready for a refinance first part of the year and get tenants in there.

Super long shot here, but I was wondering if there was any advice out there as to what would be a good tangible Christmas gift for an adult to get a parent who is into investing, real estate, and individual stocks.

Normally dealing with a problem like this is a big challenge, but dealing with it over Christmas eve & Christmas day with extreme freezing temps when no one wants to work adds significantly to the complexity.
