When you're looking at a non-QM loan/lender, they tend to have a bit more flexibility in underwriting guidelines compared to the QM product (but that doesn't mean it's a lesser/riskier loan, just that they have different ways to satisfy certain requirements).

@Anthony VargasFor vacant insuranceI currently use Arcana and if you connect with a REIA group that is a part of National REIA they have some of the best prices ever.I have also used APIA and found them to be the easiest to work with, despite arcana being 100 percent auto,ate and instant access once set up.Also in the game is NREIGAll insure nationally.Your local REIA group might have standard national insurance companies that broker a few other products for your vacant houses.

Hi Mack, generally in our market for that product, there aren't fees for buyer's brokers and most people end up reaching out to listing brokers to try to get on their email blast list when they list something.

.- A rate-lock was provided on January 10th locking in the rate of 3.75%- Today (Janurary 21st) my mortgage lender called to tell me they had to re-run our credit and my girlfriends credit dropped to 679, one point below the minimum acceptable for the product we were offered.
