Also the much ballyhooed rent strikes for May being pushed by some of our local city council memberships I haven't heard anything about,  probably meaning they didn't amount to much.   

I have analyzed about 50 properties (when I had the pro membership for the calculator) and I've dialed in on a location that has dozens of properties with room to add value, currently rented for $900-$1100 and cost between $55,000 and $80,000.

Oh and I forgot to mention that I plan on getting a membership through the CIREIA (Central Indiana Real Estate Investor Association) to gain knowledge and network.

Also set up some small monthly bills like netflix or your gym membership to charge the card and set an automatic payment so you don't have to deal with interest. 

The problem with many tenant screening services is that they charge some sort of ongoing membership fee.

You already know about $500 for the school, you'll also have to shell out for local/state/NAR membership (here in NJ that's about $500 per year - it depends upon your local and state board dues) as well as joining the local MLS - maybe more than one (here is NJ we have 7 separate MLS's - I don't need to belong to all of them but my specific market has 4 that I could join - I have joined 2 for now).
