While not ideal, would them paying the rent on the 1st and 15th help them and make them pay on time (meaning the 1st and 15th, not 5th and 20th)?

They also will ask you, how much money do you owe to credit cards, auto loans, student loans, etc...and what is your monthly minimum payment on all of these loans.

I would love to be able to start a property management company to help other owners out and basically just plug them into my system of how I deal with my properties but I have zero desire to become a real estate agent to become a broker.  

Price seems cheap for a 3 unit and it seems like it cash flows..not ideal location imo but not horrible..
