I own four small office buildings, a 10,000 sq ft retail building that we rent to a daycare, and a 24,000 sq ft warehouse that we are renovating.

The duplex itself is a disaster it is a 3/1 and 3/1.5 vandals got in when it was vacant and cut pipes and electrical basically would need to be gutted and probably over 100k in renovations.  

Instead of thinking everyone is n00bs, think of everyone as a potential partnership or source of marketing so that you can help them with the things you are great at, renovation, etc and they can find you the deal that you keep trying to find.

I want to post to FB Marketplace too but it's annoying how you can't hide housing listing posts from friends on there as I don't want everyone knowing what I am doing.

We will also finish up some renovation on our owner occupied house and pull a HELOC for an emergency fund and possible rental purchase fund.What are you looking to do, @Kristie Laufer? 

After you are comfortable becoming a landlord or renovating/hiring contractors, moving on to a BRRRR, fix and flip, value add apt complex, etc... may be your next step.

You've probably heard of big Landlords losing property, but only because they were flagrantly violating Fair Housing, running a slum, or otherwise violating the law in an egregious manner.

I’m wondering, when a house is purchased there would be an inspection but what is the equivalent for a condo?

We are having our roof replaced due to storm damage, however, when the shingles were removed another storm came through the area and caused a significant amount of water damage inside the house.

Plus, a house is a huge system built from smaller systems, and parts.
