They are fully rented (month to month) and gross ~$64000, with $17,000-$20,000 in annual expenses, before loan payments and management fees. 

Do you give them a flat fee (let's say $1,000 per successful deal)?

Of course banks were closed but they could have paid Saturday or any number of other days the bank was open.So I email them and ask that if they have paid to disregard my email but if they have not, since rent was now late (I only accept rent deposited in a business checking account) to include the $25 late fee ($15 general late fee + $10 per day late).

The post office will do this for the tenant for no (or maybe low if they forward) fee.

Is that management fee a quote, or are you managing it yourself?  

Labor at 2 guys for 3 days at 400/day = 1,200, dumpster fees at 800.

Maybe someone on here that is there will go take a look as a consultant for a small fee to be your unbiased (eyes and ears) on the ground there.

I spoke to 3 lenders today and all insist on me using my own name and transferring after closing which is yet additional fees.

This a person that go out and find deals and bring them to the investor for a fee.
