Of course there are other factors to consider, but this is just basic way of analyzing deals fast to see if they are worth digging deeper into.

@Kelly Olson I've been looking at investing in this area for short-term rentals too, but the deeper I looked into it, it just seems like short-term rentals don't cash flow enough more than long-term rentals to make it worth the effort.

It's a deeper feeling, like having the wings to choose your own path, to make your own choices, and to control your own destiny.

Even if you hold your properties in your personal name rather than an entity, it's a great idea to keep the financials separate for tax filing purposes and for your sanity.Once you've done this, it's way easier to implement a cash flow management system such as Profit First (highly recommend) that allows you to properly budget for reserves, etc.And, of course, it makes it easier to do the same with your personal finances once you no longer have "business" transactions commingled.I'm happy to workshop some of this with you free of charge if you want to go deeper into these topics.I've been through this myself.Just let me know (DM)!

I think Small and Mighty Real Estate Investor is another great starter book, as well.Once you get a feel for which specific investing strategy you're looking for, there are tons of other BP books on specific topics that can help you dive deeper!

Each one will only work within a certain thickness range, like 1/8" to 1.5" and another for deeper filling.

No pay history means more risk so buyers generally expect higher returns (and purchase at a deeper discount to UPB).
