I have done that with my tenants to avoid any conflict with eviction. 

But if I had to choose one, single family portfolio would be the easy pick.Less turnover & no tenant on tenant conflicts, better appreciation, more buyers if you want to sell, easier to finance, and more cash out options. 

Is it a conflict of interest or is their any legal liabilities involved in insuring your own investments?

They have the potential to be an amazing company yet after allowing rampant nepotism among owners & managers in conflicting job roles, the co-founder leaving the company abruptly in 2018, and selling programs they can't back up, they are experiencing MASSIVE employee & customer attrition.

Clear conflict of interest, obviously more interested in charging me for repairs to line his own pockets than to care for his client.
