Tenant has the option to either leave the window bars 'swing-able' without a lock (essentially just for use as a visual deterrent)...or they can add a key or combo lock to the bars to keep them more secure (key/combo lock is NOT OK for fire codes). 

I think it is much more valuable to use a major dynamic pricing service such as wheelhouse or pricelabs connecting to a property management system (I use OwnerReservations but there are many) to allow it to constantly update your prices on all the OTAs and your website.

@Caleb Heimsoth I think your response is telling of the (positive) dynamic that you have with your family.

You'll quickly learn by their body language whether there was a plan to defraud you the entire time or if there is a social dynamic that came in to play (which they may very well readily explain if that's the case).

The costs of private placement are much to high to burden a $500k deal.Secondly, I think you are worried about the dynamics and logistics.

You also want markets where tenants and rental dynamics can survive a recession.The 1% rule is only a rule of thumb, and in most markets doesn't cash flow well enough either.

Aside from that the visuals really put this together for everyone to enjoy and learn from.
