I use Buildium for my online application and fee collection, so I usually just end up using their integrated screening with MySmartMove.com.

Next week we'll be revamping our registration process and re-integrating Facebook/Twitter (and hopefully Google Plus) into the site.

Then if you move on to a showing and they are still interested you can send them the formal application link which will integrate with the screening reporting.

As far as why they are selling their note, I don't care, it's none of my business.I care about the integrity of the paper, the values and my ROI once the note is performing.

Please don't be so quick to attack my integrity.

Some things as a startup landlord you'll want to keep in mind when selecting a software:Does it have integrated payment processing solutions, ACH, credit card, etc.Does it provide you background screening reports, and how comprehensive and accurate are those reports.Does it give you a place where your tenant can login to make payments and/or view their account.There's a lot of great packages out there that would work well for 4 units and grow with you.  

You want to find someone that is successful, has $, has integrity, and has an interest in helping people. 

A seller in the business of Seller finance, finds a firm that stamps the loan, how will they judge the integrity of said originator?
