Personally, if an investor wants to purchase, it is a fairly straightforward process in terms of calculating things like ARV, reno costs, holding costs, rental rates, and that magic number the investor has to hit in order for it to make financial sense.

Most grease stains come off with a magic eraser or for tough cases a night soaking in easy-off.
