Personally, if an investor wants to purchase, it is a fairly straightforward process in terms of calculating things like ARV, reno costs, holding costs, rental rates, and that magic number the investor has to hit in order for it to make financial sense.

I don't have grand delusions about starting with nothing and retiring in 3 years because I struck some magical deal.

Most grease stains come off with a magic eraser or for tough cases a night soaking in easy-off.

It seems like $150,000 AGI income is some magic number and most years I was above that so could not take losses. 

But i dont see agents magically going away, at least not the good ones who bring value.End of the days the best agents are "connectors" , their ability to put people together is really the differentiator in the market.

The field that some may say... seem magical... and some may think of it as Scam.

I'd rather spend an hour or so and have it magically appear, ready to go. 

Hi Eric,I've seen so many sales people (in all lines of goods and services) try to do this-->Convince the don't wanters (and the tire kickers) that they want something (if they only had the magic words to do so).

Considering the only place they could find was a $80/night hotel, they magically found the money and paid.
