You are not a personal financial advisor or a psychologist so don't take a risk thinking you will somehow magically turn this guy around. 

However, I hardly consider it because if you have seen electricians work their magic when fishing water you know its impressive what they can do.

Unless you think inflation will magically go away, the federal government will stop spending trillions it doesn’t have, the local governments will stop trying to buy renter’s votes by giving them more and more “rights” I don’t think prices can do anything but skyrocket.

Give people $20k down payment $, like magic home prices shot up $40k.
