Analytically I'll be following building permits by zone to get an idea of what's going on in our area but if anyone has any other method of analyzing what's really going on in different zip codes by statistics I'd love to hear/see them!

There is a clause in the zoning code - that is common in the greater metro area cities here and probably nationally, that if less than 50% of a structures value is lost due to fire, etc, that the structure can be rebuilt to its present use of 4 separate units.

If it’s multiple LLc’s then you should have a management agreement with the PM for each LLC and they should treat them as separate entities (and not issue one check).If they are under one LLC then it’s an accounting process for you where you should have each one as a class and reconcile each month to put the $ into each class code.
