They're pretty available, can probably pick a blank up from a big apartment complex and customize to suit your needs. 

I've been sitting and waiting like a lion in the bush for over 2 years and the only deal that was worth anything was snatched up right away probably by a friend or family of the real estate broker.

If they ask why not, you can tell them that laws were passed limiting non-mortgage brokers from creating mortgages or anything that looks like it could be a mortgage.
