I was in a similar boat in 2019 (also working remotely). 

I'm in a similar boat, but a few years behind. 

A lot of people mention rents went higher in 2008-but it was cheaper to own than rent then, people had months to choose a default, save, and then rent when the foreclosure finally hit them-and that is not true today-renting is typically a sizable percentage higher, so being cautious today, for me, is forecasting flat or negative rents for next 18-24 months.I’m in a similar boat-just refi the primary HELOC to account for absurd raises in values, and keeping an eye on my market. 4 properties and 5 years into REI, I’m not pulling the trigger unless I find a SCREAMING HOT-CHANGE MY LIFE type of deal.
