HELOC can free up the additional 10-15%, but comes with a price (fees, higher rate, higher risk).It may take a while to save another down payment on annual positive cash flow from 1 property, depending on your numbers.  

A investment colleague was telling me the absolute wonders of master lease with a option fee paid up front.

Did your assignment contract have a non refundable assignment fee, or was it an EM applied to the purchase contract?

Vacancy fees, MLS fee's, ETC3.

The extra $18,000 requested seems to be for required relocation fees to be paid to the tenant.  

Just wondering what the typical protocol is for this situation, and how the RE agent gets paid.Flat fee?

If this scores, I am probably going to redirect the deal to some other investor and just collect a finders fee for the initial first few houses.Thanks in advance,Matt

In the lease we stipulated that water, sewer and garbage bills would be paid by the landlord and that the charge would be passed on to the tenant along with a convenience fee.
