If you are buying properties where you are concerned with extended vacancy and have 15 year mortgage payments, you will have a lot of negative cash flow to cover.It's hard to provide advice with your conflicting goals.

But if had quit, I probably would end up spending what little money I had like most of my friends.Now a lot of people will say conflicting information and I challenge you to analyze all of it.

I don't like conflict, so being pushy is out of my comfort zone.

I am getting conflicting stories and perspectives and feel it would be great hearing from persons on the ground... we do keep a close eye on whats going on in certain nooks within the big four markets: NY, CA, TX, FL and some of the other markets.

In terms of interpersonal business skills (communicating, conflict resolution, putting yourself outside your comfort zone) I've learned waaay more from serving than I would have in an office setting.
