@Miles Mills im not sure what that might be. i would think an agency disclosure but those are nonbinding and were required to ask you to sign. either way, double check it and take a stance with your agent. sometimes we have to let people know our time and money is important and we wont be pushed over (this will also let the agent know youre willing to give them a second chance). good luck to you and i hope you find the perfect property!

Unless as stated above its a smokin deal.. we wont close until we get all our entitlements. many times land that you might tie up will have some hair on it someplace and that's the reason a seller would let you take a swing at it in the first place.when we buy dirt we have to prove who we are to the seller.. otherwise we cant even get into contract.remember there is tons of land that while some value still does not have much as the development cost exceed the end lot values.

My partner already has the purchase agreement but the reason he can not acquire the property with a traditional loan is because of a tax lien that he has and we do not want it to go on to the property, which would destroy profit margins.

His statement is a market wont be in a bubble until U have 1/3 of the inventory is short sales foreclosures etc. and that simply is not the case in 90% of the markets. there are always bombed out houses that can be bought for cheap in most Major MSA urban core war zones that never changes.

This is my thinking....It is a win for the agent because they wont lose the sale and (eventually) they will get the entire 6% commission. (3% from investor upfront and 3% from the seller at closing)Where the money is made: Once I get a tenant-buyer in the property I get my commission money back from their option deposit, I have a $300-500 spread on the monthly rent, and I sale the property for $15-20k more than what I purchased it for.

YUP right now this is a tall to impossible order especially in B ham  inventory is simply not there.you have hedge fund competition that you cant beat U have my partner there who you wont beatyou have The red roof guys who you wont beat.. its late in the cycle to start this.. and unless your on site to watch rehab this is a receipt to get killed financially..
