Turn them down if they don't meet those requirements and like any other situation, trust your gut.

We require acceptable printed documentation of income (preferably showing year to date total earnings; hiring letter if new job plus last paystub), savings (they can redact the actual account number, but it must have enough identifying info to prove whose account it is), or whatever applies to their situation (passports, green cards, trust documents).

Doesn’t seem to be the right fit for your situation.

It's also why I avoid buying on executory contracts unless the context of the deal merits it; for example - I don't buy on an executory contract if it's a preforeclosure situation where the seller has a lot of history of liens and judgements.

Are you mentally prepared to deal with difficult tenant situations.

There is a 90 day onboard where during the first month of the onboard you work on creating your visions and dreams, figure out what you can do for others and how to execute those goals, get assigned with people in the community who are in a similar situation as you and mentors to guide you, put me into group chats with people doing what I desire, introduce me to people in specific asset classes.

I have never run into this situation before, just read about it.

This approach might be more immediately accessible and less intensive than a full BRRRR, given your current situation.
