Hello Deep Pockets, what you will come to find out about me is I am a great listener, avid student,can think on my toes,love nature,am enthused about Christianity.My big dream is to own a hotel or motel and have a fellowship center on the property where meals are prepared, trips planned, and bible reading integrated into the business.

Talk to your dad about it, but I think he will agree that owning long term investments in a C-Corp is generally not a great idea because the income generally loses its nature as investment income and its (usually) lower tax rates.In an S-Corp, you don't avoid all FICA taxes.  

We've been consistent with our out-of-state absentee owner and probate mailings, but our phones don't ring like they did back when we were active with the bandit signs.We've tried the following to supplement our mailing campaigns:- Calling landlords from the local newspaper- Calling FSBO's from Zillow- Paying a VA to send "are you interested in selling" messages to landlords posting their properties on "house-for-rent" websites- "Driving for dollars"...and a few other things that I can't think of at the moment.I don't know if it's the seller's market we're still in in this area or what, but we're having a challenge right now getting leads coming in.  

Hopefully it will become second nature soon!!

It's just the nature of learning the business.

Naturally a property owner has a legitimate need to know if a prospective can afford the rental price and has the means to pay.  

I am aware that other countries are beginning to walk away from using the Dollar as their financial instrument of choice to close deals of whatever nature.

naturally I had to start betting and after many dollars I decided to actually study some and get my money back,I started winning and thought I was the new bobby fischer (this was in the early 70's) I played in the chess clubs in junior high ranked 1600's broke 1700 several times.

There are lot's of rip off's and robbery's that go unreported due to the nature of the enterprise.

Our ultimate goal is to own several properties to supplement our income and enhance our retirement, in addition to our current self funded retirement plans and my city pension.
