I am not really against cold calling or mass mailing and im sure auctions are brutal but i wont take it personal if i dont win anything just testing the waters and the options.Opinions?

Each block has a half dozen or more existing private owners, worth a total of $1 MM to $2 MM... and in Kansas there is no government authority to condemn and seize working private property.I'm looking for the best way to finance the buying and holding of the properties until we can reach a critical mass for a project.  

Like I said this is a very new idea and looking for a little brainstorming from the masses. 

I'm also an investor in Mass and I can tell you first hand this is a very tenant friendly state BUT if you manage your properties correctly then I wouldn't be too worried about it.

Bandit signs, researching/contacting potential sellers, door knocking, mass mailings, the list goes on and on and on. 

I think it's a toss up of whether its better to compete with the masses for REOs or with a smaller group of advanced well established competitors for notes bought from a small group of special asset managers.I buy and hold properties.

Mass is $500/year registration renewal vs. $150 for my NH LLC.

I am willing to go a little past westchester county (where I currently live) to go and work as long as there is mass transit I can take.
