Instead of rehabbing a property and putting it on the MLS and hoping someone will buy it, I rehab it, refinance it(pulling some cash out and my investment) and then look for a lease option tenant or a regular renter.

As far as filling out the deed... you can ask any title company to help you, or... go pull a copy of a deed that is already recorded from your local county and use it as a sample.

If the hosue is in the foreclosure process, the foreclosed owner will still be on the title until the sale is done.If the home is in foreclosure, go to the courthouse, pull the foreclosure file and see who is the trustee for the proceedings.
