If your contractor is good on time, money and quality, explain your issue, and move on to the next project.Full disclosure: I’m an electrical contractor and I once watched a person install a fixture meant to go on a ceiling as a wall fixture above a bathroom mirror (the fixture was 3 independent lights hanging by 4” hollow metal tubes off of one common frame with the bottom of the bulbs facing out of the glass trims).

What everyone else said I agree with for the most part, in that you should keep your expenses low and look to househack.I do however believe that since you will be making good income out of grad school and want to buy right away, as long as your debt to income ratio is okay and you have proof that you were recently in school, there should be no reason why you wouldn’t get approved. 2 years employment requirement doesn’t apply to recent students and more so to protect banks from the independent contractor worker type that can have extreme swings in income that can be more risky for the bank to loan on.

I could be wrong but something feels very off with these numbers, and while that bank i'm working with has been great personally, the explanations to some of my questions have been somewhat ambiguous.Also, I want to ask what type of loan is best for a situation like this and has anyone worked with any good independent PA banks?
