Although your ADU isn't exactly the same as a 1 br apartment, it's similar.So, I suggest comping against 1 br apartments, BUT be very mindful of the sq footage, grade and amenities of those apartments.

When it's set up, at that point about once a month I'll come by to collect the footage to bring home from an SD card, fast forward it say 10x speed for the month and just look for anything suspicious.

I think you will find it challenging to obtain financing because even though Poway PSF is very high the appraisal associated with ADUs often are not assigning the same value to the ADU footage as the primary.
