It's typical for fees to be in the $5,000-$6,000 range for a loan of that size, and there aren't many lenders out there that will do DSCR loans under $100k.

Typically those lenders, agents, property managers etc. that they suggest will also be able to provide referrals.

It's also helpful to get a read on someone you have to be neighbors with if you're a house hacker.Here are the questions I typically ask a tenant at a showing/inspection, and a number of the wild/helpful/interesting answers I've received over the years as an investor/agent.  

I need help understanding my options to ensure I minimize or avoid capital gains and the different ways I can use that property to support getting a primary residence for myself.

Do you do wraps, subj-2, lease w/option to purchase, CFD, Owner Fin, SDIRA, Owner financed 2d mortgages, Joint Venture the deal where you bring some capital and maybe help with repairs and sell and do splitsies, ....  

Most typically you'd hear this term in commercial leasing where the tenant reconfigures an office space or builds out a retail store/restaurant space.

VA loans require a significant portion of the loan term, while conventional loans typically require moving in within 60 days.

So I am kind of stuck with what financing options do I have that should help with this scenario.Any thoughts, connections or suggestions of what loan programs can be availed or how to go about it, would be appreciated.

I am mainly looking for single-family homes, but I am open to other options as well.
