It seems like there’s lots of great information in BP community for us to learn from!

I’d like to hear how other investors feel about using “subject to” as the advantages of (1) no qualifying, (2) lower interest rates and (3) no financing costs seem like enough to turn a marginal deal into a worthwhile investment. 

I am looking at numbers and cant seem to have any cashflow unless I do a ~75% down payment. 

And both of those things go up. and up and up lately it seems.

It's fully rented at the moment and has a cap rate of 10%, which seems promising.

If they seem legit and check the boxes send them over.

Hello allI have been looking at some areas in Washington state and Str’s around Suncadia caught my eye but it seems there are some restrictions if you don’t use their in-house property management.

This seems like a great option for LTR that dont maintain WiFi at the property, so Im curious about others experience with their deadbolt option.

It seems the days of renting one side to cover your mortgage are gone.
