@Kimberly MartinNo you don't have to follow the 70% rule, you need to look at the ARV, the repair costs, you profit margin, a flippers profit margin and determine the offering price. 95% of the time there will not be enough meat in the deal to offset the risk.

I owned a few properties closed to where I lived, and rented places to people that worked for me at my day job (in Locust Point actually!).
