Timber in the right area growth rates will equal about 12 to 14% return at todays prices if prices rise like they evidentially will then you can get rates of returns much higher..

I am a bit uncomfortable with it (the tenant is good so far will be his 3rd yr this year but you never know) but thought it can work if I can offer to release him in a year if he chooses.How do I amend the lease?

I personally use propwire.com for residential lists but you can get them online from tons of places. 

I'd love any advice I can get and learn from people who have already been there before.
