What kind of questions would you ask when interviewing a Title Co.

I'd appreciate advice in how to structure this specific kind of deal:- Current owner is a neighbor/friend, who is 75 and wanting to get out of two duplexes in the near future (4-12 months).  

What kind of zoning hurdles have you found in terms of being able to live in a Tiny House?

This kind of thing can only go on so long before his deck of cards comes crashing down .sadly it seems a lot of people have got screwed

What kind of discount were you purchasing at? 

That depends on so many things:How good is the wholesaler, how long has he been doing it, what kind of income will your investment return to you, do you have an equity stake in any properties or any other assets securing your investment, why does the wholesaler need the money and what is his/your exit plan.

A few specific questions:What is the best rental calculator to use in this kind of market for an appreciation/equity-building investment strategy?

But I’m thinking it may add to the What the OP is asking.I have heard all kind of rates for the PM here in San Antonio.

So that being said, no judge is going to look very kindly on a company who takes your security deposit with this kind of documentation.
