Buy and Hold?

. § 1.469-9(g) to treat all interests in rental real estate as a single rental real estate activity, and the taxpayer holds at least one interest in rental real estate as a limited partnership interest (as defined in Reg. § 1.469-5T(e)(3), the combined rental real estate activity is treated as a limited partnership interest of the taxpayer for purposes of determining material participation. 

Looking to flip, buy and hold.

The only way that I see it paying off is if you hold onto the property for YEARS, then maybe you will start to see your ROI but until then, it's just an extra burden that you would have to worry about. 

The second branch of the site will be a platform to create a personal web page that will hold all of the agent's social media link (kind of like linktree).
