It seems like a fix and flip loan would make most sense as it wraps construction cost into the loan.

I can see that there is a great market for smaller places for couples, but larger groups seem to be a good thing to target as well. 

We ideally hoped we can have at least one tenant move out so we can renovate, but that doesn't seem to be the case. 

From most people I've heard, it seems worth it.

I recently came across this "FHA construction to permanent Loan" option which seems almost too good to be true, so I wanted to get some input on how this works and where I might be able to find a lender.

Seems some of the big names have become scarce lately.  

From what I can see Vacancy levels are not bad (5.5%) and it doesn't seem like a bad market, but from someone who lives so close I'd love to hear your experience! 

The Seattle/ Tacoma market seems to be pretty tough to find deals and is more appreciative rather than cash flowing but interested in what everyone else has to say about it. 

How much light does the location recieve- solar index for weather, then tree cover, and roof facing south...Your bill seems too low to be worth the cost.

I agree that it seems they are just very worried about the mold.
