If the LLC in question has property development/management experience, then it should absolutely help in obtaining a commercial loan in combination with your ability to provide equity.Perhaps there are commercial mortgage brokers in the forum that could weigh in on this?

I have found an opportunity to build four duplexes on several vacant sites.My thought was to buy the land with cash but not sure on how to fund the construction.Each duplex will cost approximately 175k, so 700k total....

Do you have current rentals in either of these areas or are you working more on the development side?

I'm curious as to what the best strategies are for identifying potential properties, how to approach the homeowners (letter, door to door, a written offer, etc) and how to write a fair and solid price (I'm thinking full price offer based on comps minus 6% because of no commission but throwing in some cash or creditiing closing costs to the seller to sweeten the deal a little bit.
