After that, you assign the option and they exercise the option. 

We like the vibes of the area as there are always people out and about in the neighborhood exercising,  or walking their dog etc. 

I'm exercising a buy and hold strategy here because it's home and I have ties to the area.Four of my other doors are here in MS and I manage them myself. 

Great time to exercise that diligence in my opinion.

You cannot take the cost exercise to the next level without starting to get more specific about what it is you're going to build.

If the option is not exercised, the seller keeps the option fee. 

When dogs are not properly exercised, the will often result to destructive behavior.

My guess is they already have a first choice and this exercise is about extorting more money from the preferred state/city.

Property management with that mindset becomes an exercise in bleeding the owner carefully, siphoning off as much as the profit potential of the property as the manager can possibly get away with.

Real estate can be good exercise though if you like house and yard work.
