It's a mental exercise.

Or do we get through that quick and into more advanced exercises for the majority of the course like practicing deal analysis, running numbers, finding/managing/contracting with contractors, corporate structure, etc?  

I signed a PSA to sell a property with an month-to-month tenant who failed to exercise his option to renew well past 90 days. 

It was so good I put off my 2 hour walk that is part of my daily exercise routine. 

At that point, the seller could choose to simply reject the request, in which case the buyer may or may not choose to exercise their right of cancellation of the agreement or simply proceed as previously agreed and eventually remove their contingency.

We like the vibes of the area as there are always people out and about in the neighborhood exercising,  or walking their dog etc. 

I'm exercising a buy and hold strategy here because it's home and I have ties to the area.Four of my other doors are here in MS and I manage them myself. 

Great time to exercise that diligence in my opinion.

You cannot take the cost exercise to the next level without starting to get more specific about what it is you're going to build.

If the option is not exercised, the seller keeps the option fee.
