Take note of the other unit's condition, bedroom/bathroom count, square footage, parking, etc in contrast to your property. 

What is the square footage of unit?

Is it based on occupancy v square footage of the home v other parameters?  

If so, the deductible expenses and cost segregation break out the square footage between personal and rental.

Same square footage , number of rooms etc?

Add a BR with the associated square footage and the appraisal may give $10K ($5k for the BR and then the footage allowance). 

And if you have a little extra square footage to add a 3rd bedroom?

This is a 2 bedroom home and there are currently only 1 other rental on the market, which is a much older and less updated but bigger square footage home in which they are asking $700 per month.
