Hi Kiki,I'm an appraiser in NC and typically only a visual inspection is done during the time an appraiser is at the house.

But once we do get back to a dynamic where each new job opening will elicit dozens of qualified resumes, I don't see this can continue.

So being able to talk through your successes with the paper trail to demonstrate them can go a long way (include a few graphs or pie charts... a lot of bankers like visuals).

Of course all of this is local and every BiggerPockets user is going to have different dynamics in their locale.

I don't know what your family dynamic is, but your sister probably needs to contribute in some form, if she wants to be able to stay in her current home.I will stop now and hopefully Sharon or someone else with more knowledge on the subject, can shed more light.

Sometimes you will get lucky and only inspect the plumbing or electrical but depending on their mood they start looking over other things and if they are visually apparent and obvious that it requires being up to code they will make you do the needful.
