As the saying goes " A hard head makes a soft behind" Through my many sleepless nights thinking about break-ins and riding by houses at 1am to check on them I have surely changed my feelings about certain neighborhoods and would rather be able to sleep with the 20%.

The other is that you eliminate hazards that can be the basis of a suit, just in case there really is an ambulance chasing attorney with a soft spot out there.

You definitely need to factor in your soft costs on this.

Korea, then we are heading down.Most likely a soft landing, a slowing of growth and the cycle will reset.  

As long as you are in a decent neighborhood, you can certainly get this kind of rent if you set up a nice comfy place with tasteful, modern furniture; wifi; a big TV; nice linens & towels; great coffee, etc.

Coming up with a realistic plan isn't being soft - it is being smart.

I also decked it out with nice bedding, extra hooks for hanging towels, robes, jackets, etc. and even hung some small pictures with industrial-strength velcro.
