It is going to change the perception of buying a home in my opinion.

I am not approved to buy outright with a conventional loan, but by going HM first and then refinancing seems like a solid workaround. 

We have increased our buy-side commissions, especially for lower price point investor transactions.

I think @Jeff S. nailed it.If you were determined to buy this I'd give some thought to a small office cluster for therapists/ practioners like counselors, massage therapists etc.
