I don't think, based on what you've told me, you're in any position to invest in anything (today).Sadly, I cannot personally agree with what @John Franczyk said; I just can't suggest that someone focus on the deal when it appears that his financial situation is not in proper order.

Sadly they could qualify to buy a house with those credit scores.Smoking is not an issue as long as they don't do it in or near the house.

well sad fact is 40% of those that get married don't stay married for life.. same thing with those that buy rentals many simply tire of it.. had not clue how tough tenants are.. get divorced have health issues want to buy their kid a home // put them through collage bail them out of jail and pay for their criminal attorney. what have you but they never thought about the exit and they were sure when they bought them they would never sell.Its one reason so many of those that we have helped over the years that migrate to notes .. just stay the course with the notes when they get their payoff its done.. no costs.. just sign a release of mortgage and a demand statement..

My initial plan was to keep the house (since I don't have a place of my own), get a heloc, pay off the cards, and get into another project, but sadly the numbers didn't work out, so I'll have to sell it to afford the next house.

They are sadly common in cheaper housing with "upgrades" that weren't exactly handled by the best people.I've haven't seen your exact setup before, but I've seen quite a few others when looking at plumbing lines running through unheated spaces.
