Chips and scratches are very hard to fix on granite.

Our definition of "high end" is probably different than most (even high-end in Atlanta is not very high-end and I don't yet do high-end in Maryland/DC)...so this might not be very helpful...We tend to use solid oak site-finished in anything above entry-level houses.

For oak floors (assuming solid hard wood and not laminate), I would let the Natures miracle soak into all the cracks so it seeps in where the pee is to neutralize those areas.

Now that area is clear with cut tree wood chips there.

I have looked at most of the ones that have come on the market, and sold one off of Live Oak and Skillman a little over a year ago.There are a lot of people chasing very high valuations on duplex's. 

I already live in the Dallas - Oak Lawn/Uptown area.

(Specifically, Encantada and Regal Oaks that are managed by CLC.)

My agent friend works in Oak Park, and told me that in the higher end of the market place (600k to over a million) the home sales are stagnant and it is a buyers market.
