I know the real estate investor crew LOVES some entity work and there's a few different ways to do this without spending a fortune on skiptracing. 

Once it snowballs you will be fortunate enough to be buying property for cash without a lender which further grows your portfolio exponentially

Not that she thinks its trashy or anything, more that shes afraid we wouldnt attract quality tenants, and we have been very fortunate so far, tenant wise. 

I’m pretty fortunate it worked out as well as it did. 

So as fortune would have it I just got $50K and I would like to use it for best use.

In DC, I have been very fortunate with my tenants over the years, but the landlord laws you mentioned being favorable in VA are the opposite in DC even with the revisions of TOPA.

I'm not personally familiar with how they treat this in a refinance, but fortunately we have some lenders on this post now :)  What do you think, Lender Gurus? 

Fortunately only cabinets and flooring were purchased from his side, and we are in the clear regarding flooring.
