I would add some lounge chairs and a fire pit to the staging and some cafe lights.

Tony, on top of what everyone else has said about saving up your own money, building up a track record before taking on others' capital, I'd diffidently add, "Be very freaking careful at this stage in the cycle."

I would really encourage you to try find a local mastermind group around you to try and attach yourself to another investor who can mentor you through the initial stages.

@Oscar Buendia, I have shared my story from stage a few times and the biggest thing I try to get across is that you have to commit to this for 6 months typically. 

and in what stage of your RE career did you buy them?

Also, keep in mind how much value is being provided throughout each stage of the deal and ask yourself, do you need a partner on this one?
