It's fantastic that you're delving into Real Estate Investment with Brandon Turner's books.

You can still sell to investors but the sale cycle is quite a bit longer so the discounts expected are quite a bit deeper.

As far as making it into a rental I’m not sure I would have to dig deeper.

Then dig deeper on what is the best strategy for you to get you there and then reach out to those that have expertise/experience in that strategy

Sure - they can help you learn 6 months of reading books in 6 weeks... but you could literally find that information yourself as well if you dedicated deeper focus to it. 

Prior to diving deeper, I am leaning towards the Carolina's, Texas, and the Fulton County/Atlanta area.Also for Syndications, I haven't been able to decide whether I prefer them over my own direct investment.

Or maybe what they do when digging Phila row home basements deeper; they fill 5 gal buckets and get those to the window.

(Pace Morby btw).Looking deeper it looks like he hires virtual assistants, but I don't exactly know what the VA's are doing.
