I do agree that Corpus is a good place to invest in so long as, like with all investments, you get in at a good price.

I agree it would depend on your location and target audience.

Then they can "apply" later for this unit after they changed their mind.Maybe you could draw up a separate contract that says in exchange for modifications to the unit, tenants have agreed to cover half the costs at $300/month for 7 years. 

Agree on the house hack ONLY if you have reserves for maintenance and repair.

I agree and we’ve been weighing the possibility of managing the property ourselves.

i agree with @Alex Hunt. the margin between the two interest rates is negligible in today's market. 

I definitely agree if you have SFR and enjoy doing the work yourself, no sense in hiring an accountant.
