Here's an article that has helped me get a clearer sense of what's important to people that are running multifamily properties.It was written by someone who works at a tenant screening service, so they have a very good idea of the type of people that are applying for, searching for, and getting into multifamilies.What are your highlights from this piece?

Perhaps the best way is to pull them up on on the county GIS map and have google earth up on another screen, compare, and place a pin.

I liked this advice, and paid a contractor to put in new floors and spruce up the unit and when it came to rent, I had a surprise….After pre screening many folks, I had a few showings with very qualified potential tenants, and they really liked the first floor, but when they saw the way the bedrooms were laid out upstairs, it was a dealbreaker every time.

Many people advocate pre-screening or even requiring tenants to fill out full applications before doing a showing, but that can be off-putting.

Or can I just rent to section 8 and then when screening the person/doing the application I fill out the forms from the tenant?

I also require 4x rent, since the over-the-top "tenant protection" laws in NYS took away many other mitigating factors for tenant screening (we cannot collect more then 1 month's deposit, cannot screen for eviction history, etc.).

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator.So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean?

Something I have noticed is we tend to occasionally have a tenant who seems to think that rent is due on the first for the prior month.Despite late fees, constant reminders, etc. they will without fail pay their rent one month late.Aside from threats to evict, is there a better way to screen tenants like this out ahead of time?
